Jim Bidwell and Jim Bidwell, Inc. offers Contract Administration services in support of Architects, developers and contractors alike. If you are an Architect and utilize the most commonly used construction contract in the U.S.A., the AIA A201, you are responsible for the administration of the contract. The contract requires the Architect to perform such tasks as:

• To be the Owner’s representative during construction
• To visit the site at regular intervals and become familiar with the progress and quality of the completed work
• To communicate with the Owner and Contractor
• To review and certify the amounts due the Contractor and issue Certificates for Payment
• To reject work which does not conform to the Contract Documents
• To prepare Change Orders and Constructive Change Directives

Under this arrangement, you are the employer and you utilize your employee only when needed to accomplish the tasks that you do not want to do. The employment can be for as few hours as needed to accomplish the tasks that you have to accomplish to deliver the Construction Administration required by your contract.
